These Terms & Conditions ("Terms") govern your access to and use of the website, property research services, subscriptions, custom research, digital products, direct-mail services, and other offerings provided by Property Research Pro LLC ("Property Research Pro," "PRP," "we," "us," or "our").

By purchasing, accessing, or using a Property Research Pro product or service, submitting an intake form in connection with a purchase, or maintaining a subscription, you acknowledge and agree to these Terms.

Please review these Terms before completing a purchase.

1. OUR SERVICES

Property Research Pro LLC provides residential property research, research documentation, information organization, digital educational resources, and related administrative support.

Our offerings are designed to support real estate investors, acquisition professionals, and teams by helping them work with more organized, documented, and research-supported property information and acquisition resources.

Property Research Services

Our property research services are based on client-established research criteria and information reasonably available through applicable sources at the time the research is performed.

Depending on the service purchased, Property Research Pro LLC may research, organize, and document relevant property information for the client's independent review and use.

Digital Educational Resources

Property Research Pro LLC may also provide digital educational products and resources related to property research, acquisition workflows, outreach, follow-up, negotiation, documentation, team processes, and other related subjects.

These materials are provided for informational and educational purposes and are governed by the applicable provisions of these Terms.

Service Boundaries

Property Research Pro LLC is not:

  • A real estate brokerage

  • A private detective agency

  • A law firm

  • An appraisal company

  • A title company

  • A lender

  • A financial adviser

  • An investment adviser

  • A transaction representative

Nothing provided by Property Research Pro LLC constitutes legal, tax, financial, investment, brokerage, appraisal, title, lending, or other licensed professional advice.

The specific scope, limitations, and responsibilities associated with each service or product are described in the applicable sections of these Terms.

2. PROPERTY RESEARCH SERVICES

Property Research Pro LLC provides residential property research through recurring subscriptions, Custom Research arrangements, one-time projects, and other agreed research scopes.

What Research May Include

Depending on the service purchased, client-established research criteria, property, jurisdiction, and availability of information, research may include:

  • Property and ownership information

  • Property characteristics

  • Available mailing information associated with applicable property records

  • Property tax information

  • Recorded transfers

  • Municipal and property-related records

  • Code-related findings

  • Absentee ownership indicators

  • Out-of-state ownership indicators

  • Ownership-duration indicators

  • Estimated equity or equity-related indicators

  • Vacancy-related indicators

  • Estate or inheritance-related property records

  • Foreclosure or distress-related property information

  • Other property-related findings relevant to the agreed research criteria

Availability of Information

Not every category of information will be available, applicable, or identifiable for every property.

The records and information available may vary based on:

  • Property location

  • Jurisdiction

  • Government record systems

  • Source availability

  • Client-established criteria

  • The scope of the purchased service

Research Sources

Property Research Pro LLC may use government records, public records, county or municipal resources, property-data platforms, and other lawfully accessible sources when conducting research.

Research is limited to the applicable service scope and the information reasonably available through those sources at the time of review.

3. CLIENT-ESTABLISHED RESEARCH CRITERIA

The client establishes the research criteria and parameters that Property Research Pro LLC will use for the applicable service or project.

These may include:

  • Target market or markets

  • Property type

  • Property characteristics

  • Priority opportunity indicators

  • Acquisition-related research criteria

  • Other relevant research instructions

How the Criteria Are Used

Property Research Pro LLC uses the client's established criteria to structure the research, evaluate applicable properties, and determine which properties meet the agreed research parameters for inclusion.

The research is performed within the scope of the criteria provided by the client and the information reasonably available through applicable sources.

Client Decision-Making

Property Research Pro LLC does not make acquisition decisions on behalf of the client.

The client remains responsible for deciding:

  • Which properties to review further

  • Whether to contact a property owner

  • Whether to make an offer

  • What price or terms to offer

  • Whether to negotiate

  • Whether to enter into an agreement

  • Whether to purchase or otherwise transact with respect to a property

Changes to Research Criteria

Unless otherwise stated for a particular service, clients may request reasonable changes to their target market, research criteria, or priority indicators for future research cycles.

Requested changes are subject to:

  • Scope

  • Feasibility

  • Timing

  • Source and record availability

  • Research complexity

  • Applicable pricing

Changes that materially affect the service may require revised pricing, revised delivery timing, or a different service arrangement before they can be implemented.

4. OUR ROLE & SERVICE BOUNDARIES

Property Research Pro LLC provides property-focused research, documentation, and information organization to support the client's own acquisition process.

What Property Research Pro LLC Does

Our role is to:

  • Research property-related information within the agreed service scope

  • Review applicable public and lawfully accessible records

  • Organize relevant findings

  • Document the information supporting a property's inclusion

  • Identify and flag relevant discrepancies or limitations where reasonably identifiable

  • Provide the completed research for the client's independent review and use

What Property Research Pro LLC Does Not Do

Property Research Pro LLC does not:

  • Act as the client's real estate broker or agent

  • Represent the client in a real estate transaction

  • Communicate or negotiate with property owners as the client's transaction representative

  • Present or negotiate purchase offers

  • Establish purchase prices or transaction terms

  • Decide whether a property should be purchased

  • Perform appraisals or professional property valuations

  • Provide title opinions or conduct title examinations

  • Provide legal, tax, financial, or investment advice

  • Investigate the private habits, conduct, reputation, character, personal relationships, or private activities of property owners

Client Decision-Making

Property Research Pro LLC provides research and documented information for the client's independent evaluation and decision-making.

The client remains responsible for deciding whether to contact an owner, pursue a property, make an offer, negotiate terms, enter into an agreement, or complete a transaction.

5. RESEARCH METHODOLOGY & SIGNAL STACKING

Property Research Pro LLC may use signal stacking as part of its property research methodology.

Signal stacking means reviewing multiple applicable property-related indicators together rather than relying on a single data point, platform flag, or isolated record.

Depending on the client's research criteria and the information available for a property, those indicators may include factors such as:

  • Tax-related issues

  • Code or municipal findings

  • Pre-foreclosure indicators

  • Estimated equity

  • Absentee or out-of-state ownership

  • Long-term ownership

  • Vacancy indicators

  • Estate or inheritance-related records

  • Other client-established research criteria

What Signal Stacking Is Used For

Signal stacking is used to help organize and evaluate the available research findings in context and determine whether a property meets the applicable research criteria for inclusion in a deliverable.

What Signal Stacking Does Not Establish

The presence of one or more indicators does not establish:

  • Seller motivation

  • Property value

  • Investment quality

  • Property availability

  • Seller willingness to negotiate

  • Likelihood of acquisition

  • Expected profitability

  • Any particular transaction outcome

No Recommendation or Prediction

Signal stacking is a research and organization methodology.

It is not:

  • An appraisal

  • A professional valuation

  • An investment rating

  • A prediction of seller behavior

  • A certification

  • A guarantee of opportunity quality

  • A recommendation to pursue or purchase a particular property

6. RESEARCH DELIVERABLES

The specific deliverables provided by Property Research Pro LLC depend on the service purchased and the agreed research scope.

Depending on the service, deliverables may include:

  • Individually researched residential properties

  • Property-specific findings

  • Documented qualifying or opportunity indicators

  • Property summaries

  • Available ownership information

  • Available mailing information

  • Supporting public-record references

  • Direct source links where available

  • Standardized research reports or intelligence dossiers

  • Flags for missing, conflicting, unclear, or potentially outdated information

  • Other items described on the applicable service page or agreed research scope

Why a Property Is Included

A property's inclusion in a research delivery means that, based on the information reasonably available during the research process, the property met the applicable client-established criteria and research methodology for that assignment.

Inclusion does not mean that Property Research Pro LLC has determined that the property:

  • Is a good investment

  • Is available for purchase

  • Has a motivated seller

  • Will result in a response, negotiation, or transaction

  • Has a particular market value

  • Should be pursued or purchased

What the Deliverable Represents

Research deliverables are intended to provide organized, documented property information for the client's independent review and decision-making.

A property's inclusion does not constitute a recommendation, endorsement, appraisal, valuation, certification, investment opinion, or advice to purchase or pursue the property.

7. INFORMATION ACCURACY & SOURCE LIMITATIONS

Property Research Pro LLC performs research using third-party and lawfully accessible sources that are reasonably available at the time the work is completed.

These sources may include:

  • Government databases

  • Public records

  • County and municipal systems

  • Recorded property information

  • Property-data platforms

  • Other relevant information providers

Limitations of External Records

Property Research Pro LLC does not control how external records or third-party data are:

  • Created

  • Maintained

  • Indexed

  • Updated

  • Corrected

  • Published

  • Removed

  • Made available to the public

As a result, external information may contain:

  • Errors

  • Omissions

  • Delays

  • Incomplete records

  • Conflicting information

  • Incorrect indexing

  • Outdated information

  • Estimated or calculated values

  • Information that changes after the research is completed

Timing of Research

Research reflects the information reasonably available and reviewed at or around the time the applicable property is researched.

A record or data point may change after the research date because of a transfer, payment, filing, correction, government update, third-party update, or other subsequent event.

Missing, Conflicting, or Unclear Information

Where reasonably identifiable during the research process, Property Research Pro LLC may flag or document information that appears missing, conflicting, incomplete, or unclear.

The absence of a flag does not guarantee that no discrepancy, omission, or later change exists.

Scope of the Research

Property Research Pro LLC does not represent or guarantee that a research deliverable contains every record, document, fact, filing, issue, or piece of information that may exist concerning a property or owner.

Research is limited to the agreed service scope, client-established criteria, and information reasonably available through the applicable sources at the time of review.

8. OWNERSHIP & MAILING INFORMATION

Where included in the purchased service, Property Research Pro LLC may identify and document available ownership and mailing information associated with a property based on records and sources reasonably available at the time of research.

Information May Change

Ownership and mailing records may change over time and may not immediately reflect:

  • Property transfers

  • Changes in ownership

  • Relocations

  • Deaths or estate-related events

  • Changes in mailing address

  • Record corrections

  • Other subsequent developments

What the Information Does Not Guarantee

The inclusion of ownership or mailing information in a research deliverable does not guarantee that:

  • The information will remain current after the research date

  • The person identified still owns the property after research is completed

  • The person identified currently resides at a particular address

  • The mailing address is the recipient's current or preferred address

  • Mail sent to the address will be successfully delivered

  • The recipient will open, respond to, or act on any correspondence

Client Verification

Clients should independently verify ownership or mailing information when current status is material to an outreach, transaction, legal, or other significant decision.

Property Research Pro LLC does not guarantee the continued accuracy of ownership or mailing information after the research has been completed.

9. ESTIMATES, EQUITY & PROPERTY VALUES

Property Research Pro LLC research may include estimated equity, estimated property value, financing-related estimates, or other calculated or third-party data points.

These figures are provided for informational and research purposes only and should not be treated as confirmed property values, loan balances, or actual equity.

How Estimates May Be Derived

Estimated values or equity-related figures may rely on information such as:

  • Public records

  • Recorded financing information

  • Third-party property-data estimates

  • Automated valuation information

  • Other available property-related data

What Estimates May Not Reflect

Because these figures are based on available records and third-party information, they may not reflect:

  • Current market value

  • Current loan payoff amounts

  • Unrecorded liens or obligations

  • Property condition

  • Repairs or deferred maintenance

  • Transaction costs or expenses

  • Title issues

  • Subsequent financing, transfers, or other changes

  • Other circumstances affecting actual property value or equity

No Appraisal or Valuation Guarantee

Property Research Pro LLC does not provide appraisals or professional property valuations.

Any estimated equity, estimated value, financing-related estimate, or similar figure included in research should be independently verified before being relied upon for an offer, acquisition, financing decision, or other material transaction decision.

Property Research Pro LLC does not guarantee the accuracy of third-party estimates, automated valuation information, or calculated equity figures.

10. SOURCE REFERENCES & EXTERNAL LINKS

Property Research Pro LLC research deliverables may include supporting public-record references and direct source links where available.

These references are included to help clients review and independently verify information associated with the research.

External Sources

External websites, government databases, public-record systems, and other third-party resources are maintained by independent organizations.

Property Research Pro LLC does not control their:

  • Availability

  • Accuracy

  • Content

  • URL structure

  • Access requirements

  • Record-retention practices

  • Policies

  • Update schedules

  • Future changes

Changes After Delivery

External sources may be updated, moved, restricted, removed, or otherwise changed after research has been completed and delivered.

A source link that later becomes unavailable, redirects, or displays different information does not necessarily mean that the source was unavailable or inaccurate at the time the research was performed.

Where reasonably possible, clients should review material source information promptly after receiving their research deliverable.ed.

11. RESEARCH TIMING

Research delivery timeframes vary by the service purchased. The applicable delivery window begins once all required intake information has been received, payment has been successfully completed, and the client's research criteria have been sufficiently confirmed.

Residential Acquisition Intelligence

Initial delivery for Residential Acquisition Intelligence is generally completed within 1-5 business days after all required intake information, payment, and research criteria have been received and confirmed.

Portfolio & Direct Mail Intelligence

Initial delivery for Portfolio & Direct Mail Intelligence is generally completed within 3-7 business days after all required intake information, payment, and research criteria have been received and confirmed.

The longer delivery window reflects the larger research volume and additional preparation required for the direct-mail component of this service.

Recurring Research Cycles

For recurring subscriptions, each subsequent monthly research cycle generally follows the same delivery timeframe applicable to the client's purchased service:

  • Residential Acquisition Intelligence: 1-5 business days

  • Portfolio & Direct Mail Intelligence: 3-7 business days

Estimated Timeframes

These are estimated service timeframes, not guaranteed deadlines.

Additional time may occasionally be required because of:

  • Government-system interruptions

  • Source or record availability

  • Third-party outages

  • Unusually complex research criteria

  • Client-requested changes

  • Record-access limitations

  • Holidays

  • Other circumstances reasonably outside Property Research Pro LLC's control

If a delay is reasonably expected to materially affect the estimated delivery timeframe, Property Research Pro LLC may notify the client and provide an updated estimated delivery timeframe where reasonably practicable.

12. 24-HOUR CANCELLATION & MODIFICATION PERIOD

For an initial research-service purchase, the client has 24 hours from the time of purchase to request either:

  • Cancellation of the research order

  • Changes to the research instructions, criteria, market, or other applicable service details

How to Submit a Request

Cancellation or modification requests must be submitted in writing to:

info@propertyresearchpro.com

The request must be sent within the applicable 24-hour period.

Work During the 24-Hour Period

Property Research Pro LLC may begin administrative preparation, assignment, source review, research setup, or other preliminary work during the 24-hour period.

Beginning that work does not eliminate the client's right to cancel or request modifications before the 24-hour period expires.

Cancellations Submitted Within 24 Hours

If a valid cancellation request is received within the applicable 24-hour period, the initial research-service order will be canceled, and the applicable research-service payment will be refunded.

If the client has separately authorized a third-party or nonrecoverable cost that has already been incurred or committed, that amount may be handled separately where permitted by applicable law.

Modification Requests

Modification requests submitted within the 24-hour period will be reviewed and accommodated where reasonably feasible.

A requested change that materially affects the:

  • Research scope

  • Property volume

  • Target market or markets

  • Research complexity

  • Requested deliverables

  • Delivery timeframe

  • Cost of the service

may require revised pricing, revised delivery timing, or additional approval before the change can be implemented.

After the 24-Hour Period

Once the applicable 24-hour period expires, the initial research order or current initial billing cycle becomes final and non-refundable, except where applicable law requires otherwise or another provision of these Terms expressly provides a remedy.

Qualifying research errors remain subject to the Data Integrity Guarantee described in these Terms.

Recurring Subscriptions

The 24-hour cancellation period described in this section applies to the initial research-service purchase, unless a particular service expressly states otherwise.

Future subscription renewals and recurring billing cycles are governed by the Subscriptions & Recurring Payments, Cancellation, and Refunds & Final Sales sections of these Terms.

13. QUALITY CONTROL

Property Research Pro LLC uses an internal research and quality-control process designed to improve consistency, documentation, and accuracy across delivered research.

Research & Review Process

Research may be completed and reviewed by authorized independent contractors working within Property Research Pro LLC's procedures, including:

  • Researchers

  • Team leads

  • Quality-control personnel

  • Other authorized individuals involved in the research and review process

What Quality Control May Include

Internal review may include checking:

  • Property information

  • Ownership information

  • Supporting records and references

  • Direct source links where available

  • Documented qualifying indicators

  • Internal consistency across the research file

  • Missing, conflicting, or unclear information

  • Formatting and organization of the final deliverable

Quality-Control Limitations

Quality control is intended to reduce avoidable research and documentation errors, but it does not eliminate the limitations of public records, third-party data, or information that may change after research is completed.

Property Research Pro LLC does not guarantee that every:

  • Public record

  • Third-party data point

  • Ownership record

  • Mailing address

  • Estimate

  • Source

  • Calculation

  • Other item of information

will be complete, current, or error-free.

Where reasonably identifiable, discrepancies or unclear information may be flagged for the client's review.

14. DATA INTEGRITY GUARANTEE

Property Research Pro LLC uses a documented research and quality-control process, but errors may still occur in public records, third-party data, or the research process.

If a client identifies a qualifying, verifiable error in a delivered property, the client must notify Property Research Pro LLC within 7 business days of delivery and provide enough information for the issue to be reviewed.

Qualifying Errors

A qualifying error may include:

  • An incorrect current property owner that could reasonably have been identified from records available during the original research review

  • A property that was publicly reflected as actively listed or sold before delivery when that status materially conflicted with the applicable research criteria

Replacement Process

If Property Research Pro LLC reviews the issue and confirms that it qualifies under this guarantee, we will generally provide a replacement property within 24 business hours.

The Data Integrity Guarantee is limited to three qualifying replacement properties per delivery.

The remedy provided under this guarantee is replacement research, not a cash refund.

What the Guarantee Does Not Cover

The Data Integrity Guarantee does not apply to:

  • Changes that occurred after the research was completed

  • Records that were delayed, unavailable, or not reasonably accessible during the original review

  • Third-party information that could not reasonably have been identified as inaccurate at the time of research

  • Estimated values, equity estimates, calculations, or other inherently variable data

  • Subjective disagreements regarding research conclusions or prioritization

  • Information outside the agreed research criteria or service scope

This guarantee is intended to address specific, verifiable research errors, not changes in property circumstances or differences in professional judgment.

15. CLIENT DUE DILIGENCE

Property Research Pro LLC provides organized property research and documented findings to support the client's independent review.

Our research does not replace the client's own due diligence before making an acquisition, transaction, financial, legal, or other material decision.

Client Review Responsibilities

Clients are responsible for independently confirming information that is important to a transaction or decision, including information that may have changed after the research was completed.

Depending on the property and circumstances, additional due diligence may include:

  • Title examination or title review

  • Property inspection

  • Survey

  • Appraisal or independent valuation

  • Legal review

  • Tax review

  • Zoning or land-use review

  • Environmental review

  • Financing review

  • Other property-specific or transaction-specific investigation

Professional Review

Where appropriate, clients should consult qualified attorneys, accountants, tax professionals, brokers, appraisers, inspectors, title professionals, lenders, or other licensed professionals before relying on information for a significant decision.

Property Research Pro LLC does not determine which additional due-diligence steps are required for a particular client, property, or transaction.

16. CLIENT RESPONSIBILITIES

Clients remain responsible for the decisions, actions, and compliance obligations associated with their own use of Property Research Pro LLC services and research.

Information & Research Instructions

Clients are responsible for:

  • Providing accurate and current intake, billing, and account information

  • Establishing their own research criteria and priorities

  • Providing any information reasonably needed for Property Research Pro LLC to perform the requested service

  • Reviewing delivered research and identifying any questions or concerns within the applicable review period

Independent Review & Due Diligence

Clients are responsible for conducting any additional due diligence appropriate to their circumstances before relying on research for a transaction or other material decision.

This includes:

  • Confirming information that is material to a transaction

  • Determining whether additional records, inspections, title work, valuation, legal review, or other investigation is appropriate

  • Obtaining qualified legal, financial, tax, brokerage, appraisal, inspection, title, or other professional assistance when needed

Outreach, Offers & Transactions

Clients are responsible for:

  • Determining whether and how to contact property owners

  • Determining what offers, terms, or representations to present

  • Conducting their own seller conversations and negotiations

  • Deciding whether to enter into an agreement or transaction

  • Managing and completing their own acquisition process

Legal & Regulatory Compliance

Clients are responsible for complying with applicable laws, regulations, licensing requirements, communication rules, professional obligations, and other requirements governing their activities.

Property Research Pro LLC does not determine whether a client's specific business practices, outreach methods, transaction structure, or use of research complies with all applicable laws or professional requirements.

No Representation of PRP Approval

Clients may not state or imply that Property Research Pro LLC has approved, appraised, certified, endorsed, guaranteed, or recommended a property, investment, transaction, offer, or acquisition decision.

Property Research Pro LLC provides research and documentation for the client's independent evaluation. The client remains responsible for all decisions made after receiving that research.

17. OUTREACH & COMMUNICATION COMPLIANCE

Property Research Pro LLC may provide property research, available owner or mailing information, direct-mail support, and educational resources related to outreach, follow-up, seller conversations, and acquisition communications.

These services and materials are intended to support the client's own acquisition process. They do not constitute legal clearance, consent, or authorization to contact a particular person through a particular communication method.

Clients and users are responsible for determining whether their own outreach activities comply with the laws and requirements applicable to their circumstances.

Depending on the communication method and circumstances, requirements may apply to activities such as:

  • Telephone calls

  • Text messages

  • Email communications

  • Direct mail

  • Automated or prerecorded communications

  • Solicitation

  • Call recording

  • Marketing and advertising representations

Applicable requirements may include consent rules, telemarketing restrictions, do-not-call requirements, caller-identification requirements, recording laws, licensing or registration requirements, and other federal, state, or local rules.

The presence of a telephone number, mailing address, email address, ownership record, or other contact-related information in research provided by Property Research Pro LLC does not by itself establish that the information may lawfully be used for every type of outreach.

Clients and users remain responsible for selecting their communication methods, reviewing applicable requirements, and obtaining legal or other professional guidance where appropriate.

18. PORTFOLIO & DIRECT-MAIL SERVICES

Certain Property Research Pro LLC services may include coordinated direct-mail execution in addition to property research.

Where direct mail is included, Property Research Pro LLC may prepare and send client-approved mailpieces to the applicable mailing address identified through the research process, on the client's behalf.

Client Approval & Campaign Information

Before mailing, the client is responsible for reviewing and approving the applicable campaign materials and any client-specific information included in the mailpiece.

This may include:

  • Sender name or identity

  • Company information

  • Return address

  • Telephone number

  • Email address

  • Representations or statements

  • Offers or proposed terms

  • Required disclosures

  • Other campaign-specific content

The client is responsible for ensuring that all information, claims, representations, and instructions they provide or approve are accurate, authorized, and appropriate for the intended campaign.

Property Research Pro LLC's Role

Property Research Pro LLC provides the direct-mail component as an administrative, preparation, and fulfillment service.

We do not:

  • Communicate with property owners as the client's transaction representative

  • Negotiate with property owners

  • Present or negotiate offers

  • Make acquisition decisions on the client's behalf

Mailing may be completed through independent printing, fulfillment, property-data, mailing, or postal providers.

Mailing & Response Limitations

Property Research Pro LLC does not guarantee:

  • Postal delivery

  • Delivery by a specific date

  • Recipient response

  • Seller interest

  • Appointments or conversations

  • Negotiations

  • Contracts

  • Property acquisitions

  • Revenue or profit

  • Return on investment

  • Any other particular result from a direct-mail campaign

Delivery, recipient behavior, seller decisions, market conditions, and third-party mailing operations are outside Property Research Pro LLC's direct control.

19. CUSTOM RESEARCH

Property Research Pro LLC may offer Custom Research for projects that fall outside the scope of our standard research packages.

Custom Research may be designed around factors such as:

  • Property volume

  • One-time or recurring research needs

  • Target market or multiple markets

  • Client-established research criteria

  • Requested deliverables

  • Preferred delivery timeframe

  • Custom research or delivery requirements

Scope Review

Each Custom Research request is reviewed individually.

Property Research Pro LLC may accept, decline, modify, or propose an alternative scope based on factors including:

  • Project feasibility

  • Available research capacity

  • Source and record availability

  • Requested turnaround time

  • Research complexity

  • Operational requirements

  • Legal or compliance considerations

When Custom Research Begins

Custom Research will not begin until:

  1. The project scope has been reviewed and accepted by Property Research Pro LLC;

  2. The client has provided the information reasonably required to complete the project; and

  3. The applicable invoice or payment requirement has been successfully completed.

Pricing, Timing & Deliverables

Because Custom Research is tailored to the specific project, pricing, delivery timing, research volume, deliverables, and other service terms may differ from our standard subscription packages.

  • Educational materials

  • Other downloadable or electronically delivered resources

Educational Purpose

Digital products are provided strictly for informational and educational purposes.

They do not constitute:

  • Legal advice

  • Tax advice

  • Financial or investment advice

  • Brokerage services or advice

  • Appraisal services

  • Private-investigation services

  • Accounting advice

  • Other licensed professional advice

Topics Covered

Depending on the product, materials may discuss topics such as:

  • Property research

  • Public-record review

  • Acquisition workflows

  • Outreach

  • Seller conversations

  • Follow-up

User Responsibility

21. DIGITAL PRODUCT LICENSE

When you purchase a digital product from Property Research Pro LLC, you are purchasing the right to use the product, not ownership of the product itself or the intellectual property contained in it.

Unless a particular product states otherwise, your purchase gives you a limited license for your own authorized use only.

This means you may use the product for your own business or professional purposes, but you may not give, sell, publish, distribute, or commercially reproduce the product for others unless Property Research Pro LLC has expressly authorized that use in writing.

Without prior written permission from Property Research Pro LLC, digital products may not be:

  • Resold or offered for resale

  • Redistributed or given to unauthorized third parties

  • Publicly posted or uploaded for public access

  • Shared through public drives, online groups, memberships, courses, or similar distribution channels

  • Reproduced for commercial distribution

  • Republished, rebranded, or presented as another person's or company's product

  • Sublicensed or made available under another license

  • Substantially copied or adapted to create a competing commercial product

Purchase of a digital product does not transfer ownership of the underlying written materials, templates, frameworks, graphics, training materials, or other intellectual property.

If a product is intended for team, organizational, client-facing, or other multi-user use, the applicable product page or license terms will state whether that use is permitted or whether separate authorization is required.

The purchaser is responsible for reviewing and complying with any additional license or permitted-use terms included with the applicable digital product.

22. INTELLECTUAL PROPERTY

Property Research Pro LLC owns, or is authorized to use, the original content and materials associated with its website, services, and digital products.

This may include:

  • Website content and branding

  • Written materials

  • Research formats and report structures

  • Templates

  • Digital products

  • Graphics

  • Training materials

  • Research documentation

  • Other proprietary content

These materials are protected to the extent provided by applicable intellectual-property law.

Ownership of Property Research Pro LLC Materials

Purchasing a product, receiving a research deliverable, or using a Property Research Pro LLC service doesnot transfer ownership of Property Research Pro LLC's intellectual property to the client or purchaser.

Clients and purchasers receive only the rights to use the applicable materials as permitted under these Terms, the relevant product license, or another written agreement.

Client-Provided Materials

Clients retain ownership of materials they independently provide to Property Research Pro LLC.

By providing those materials for use in connection with a purchased service, the client gives Property Research Pro LLC and its authorized service providers the limited permission necessary to review, process, reproduce, transmit, or otherwise use those materials solely as needed to perform the requested service.

This permission does not transfer ownership of the client's materials to Property Research Pro LLC.

23. PRICING & PAYMENT

All prices are stated in U.S. dollars unless otherwise indicated.

Payment Requirements

Payment must be successfully completed before Property Research Pro LLC begins paid research or other paid work, unless a different arrangement has been expressly approved in writing.

Payments may be processed through Squarespace Payments and its associated payment-processing providers or infrastructure.

Applicable taxes may be added where required.

Client Billing Responsibilities

Clients are responsible for:

  • Providing accurate and current billing information

  • Maintaining a valid payment method for recurring services

  • Reviewing the applicable price, billing frequency, and payment terms before completing a purchase

Failed or Declined Payments

If a payment is declined, unsuccessful, reversed, or otherwise cannot be processed, Property Research Pro LLC may delay, suspend, or withhold the applicable service until payment is successfully completed.

For recurring services, a failed payment may also delay the applicable research cycle until the billing issue is resolved.

Pricing Changes

Property Research Pro LLC may update pricing for products or services from time to time.

Any pricing change will apply to future purchases or future billing periods as permitted by the applicable offer terms, subscription terms, and law. Founding, introductory, or promotional pricing is governed separately under Section 26.

24. SUBSCRIPTIONS & RECURRING PAYMENTS

Services identified as subscriptions are recurring services and will renew according to the billing frequency disclosed before purchase or at checkout.

Billing & Renewal

The applicable service page or checkout process will identify the:

  • Subscription price

  • Billing frequency

  • Recurring nature of the service

  • Available cancellation method

By purchasing a recurring service, the client authorizes the applicable payment processor to charge the selected payment method for each billing cycle until the subscription is canceled or otherwise terminated.

Cancellation

Clients may cancel a subscription using the cancellation method made available through the applicable account or subscription-management process.

Cancellation applies to future renewals and future billing cycles.

It does not retroactively cancel:

  • A billing cycle that has already begun

  • Research already assigned or performed for that cycle

  • Work already completed

  • Other non-refundable amounts already incurred under these Terms

Clients who do not want the subscription to renew should cancel before the next scheduled renewal date.

Failed Payments

If a recurring payment is declined, unsuccessful, or otherwise cannot be processed, Property Research Pro LLC may delay or suspend the applicable research cycle until payment is successfully completed.

Applicable Requirements

Property Research Pro LLC will comply with applicable requirements governing automatic renewal, recurring billing, required disclosures, customer consent, renewal notices, and cancellation procedures.

25. CHANGES TO RECURRING RESEARCH

Clients may request changes to recurring research instructions, including:

  • Research criteria

  • Target market or markets

  • Priority indicators

  • Account information

  • Other service instructions

When to Submit Changes

To help ensure requested changes can be applied to the next research cycle, clients should submit them at least 5 business days before that cycle is scheduled to begin.

Requests received later may still be reviewed, but Property Research Pro LLC may not be able to implement them until the following research cycle.

Changes That Affect the Service Scope

Some requested changes may materially affect the amount or type of work required.

Changes involving factors such as:

  • Research volume

  • Number of markets

  • Complexity of the criteria

  • Requested deliverables

  • Delivery timing

  • Other material service requirements

may require separate approval, revised pricing, a revised delivery timeframe, or a different service arrangement before they can be implemented.

Cancellation Rights

This notice period applies to changes in recurring research instructions and does not replace or limit any cancellation rights provided under these Terms or required by applicable law.

26. FOUNDING, INTRODUCTORY & PROMOTIONAL PRICING

Property Research Pro LLC may offer founding-member pricing, introductory pricing, promotional pricing, or other limited pricing arrangements for certain services or digital products.

Founding or Promotional Subscription Pricing

If a recurring service states that a founding or promotional rate will remain available while the subscription stays continuously active, that rate will remain in effect only while the qualifying subscription remains uninterrupted and the applicable offer terms continue to be satisfied.

If the subscription is:

  • Canceled

  • Terminated

  • Allowed to lapse

  • Otherwise discontinued

the applicable founding or promotional rate will be forfeited.

If the client later starts a new subscription, the new subscription will generally be subject to the pricing then in effect, unless another qualifying promotion or offer applies.

Changes to Services or Offerings

Founding or promotional pricing applies to the qualifying subscription rate. It does not guarantee that Property Research Pro LLC will permanently maintain the same:

  • Service structure

  • Features

  • Property volume

  • Deliverables

  • Research process

  • Package configuration

  • Other offering details

Property Research Pro LLC may modify, replace, or discontinue services or features where appropriate, subject to these Terms and applicable law.

Digital Product Promotional Pricing

Digital products may also be offered at introductory, launch, bundle, or other promotional prices.

Those prices may be temporary and may change after the applicable promotional period ends.

Purchasing a digital product at a promotional price does not guarantee that the same price will remain available for future purchases.

27. CANCELLATION

Initial Research-Service Purchase

An initial research-service purchase may be canceled in writing within the 24-hour cancellation period described in Section 12.

After that period expires, the current research order or initial billing cycle becomes final and non-refundable except where applicable law requires otherwise.

Recurring Services

Clients may cancel future recurring service using the cancellation method made available for the subscription.

Cancellation prevents future recurring charges once it becomes effective.

Cancellation does not retroactively cancel or create a refund for:

  • A research cycle already final under these Terms

  • Services already performed

  • Research already completed or delivered

  • Digital products already delivered

  • Third-party direct-mail costs already incurred or committed

  • Other completed or nonrecoverable work

Suspension or Termination by Property Research Pro LLC

Property Research Pro LLC may suspend, refuse, or discontinue service where reasonably appropriate because of:

  • Nonpayment

  • Fraud or suspected fraud

  • Misuse of services or materials

  • Unlawful activity

  • Material violation of these Terms

  • Abusive or threatening conduct

  • Inability to perform the agreed scope

  • Legal or regulatory requirements

  • Other circumstances that make continued performance unlawful or commercially impracticable

Where appropriate, obligations concerning completed work, amounts already owed, confidentiality, intellectual property, limitations of liability, and other provisions intended to survive termination will remain in effect.

28. REFUNDS & FINAL SALES

Research Services

An initial research-service purchase may be canceled within the 24-hour period described in Section 12.

After the applicable 24-hour period expires, the current research order or initial billing cycle is final and non-refundable, except where applicable law requires otherwise.

Because individualized research requires personnel, data access, source review, operational resources, and research time, cash refunds are not generally provided after the applicable cancellation period has expired.

Qualifying research errors are addressed through the Data Integrity Guarantee described in these Terms.

Digital Products

Digital-product purchases are final once the product or applicable access has been delivered or made available, except where applicable law requires otherwise.

Refunds are not generally provided because a purchaser:

  • Changes their mind

  • Does not download or use the product

  • Expected a particular business result

  • Determines that the material is not appropriate for their preferred strategy

  • Disagrees with information accurately described before purchase

Direct Mail

Printing, postage, production, fulfillment, or other third-party costs already incurred or committed may be non-refundable.

Where an independent provider issues a refund or credit for an eligible fulfillment error, Property Research Pro LLC may pass through the applicable recovery where appropriate.

Nothing in this section eliminates rights or remedies that applicable law does not permit Property Research Pro LLC to waive.

29. THIRD-PARTY SERVICES

Property Research Pro LLC may rely on independent third-party providers to support certain parts of our services and business operations.

These providers may be used for:

  • Property-data research and related technology

  • Website hosting and ecommerce

  • Payment processing

  • Email and communications

  • Printing, fulfillment, and mailing

  • Digital-product delivery

  • Analytics

  • Cloud storage and document management

  • Other operational or technology-related functions

Third-Party Terms & Practices

Third-party providers are independent from Property Research Pro LLC and may maintain their own:

  • Terms of service

  • Privacy policies

  • Data practices

  • Security and retention practices

  • Service limitations

  • Systems and technology

  • Pricing

  • Availability

Clients and users may also be subject to the applicable terms or policies of a third-party provider when using services or features operated by that provider.

Third-Party Changes & Interruptions

Property Research Pro LLC does not control independent third-party systems, platforms, databases, or service providers.

To the extent permitted by applicable law, Property Research Pro LLC is not responsible for interruptions, outages, data delays, system changes, service limitations, or other failures caused solely by third-party providers or systems outside our reasonable control.

Where a third-party issue materially affects a service we are providing, Property Research Pro LLC may take reasonable steps to address the impact or use an alternative provider where appropriate and feasible.

30. PROHIBITED USE

Property Research Pro LLC products, services, research, reports, and materials may only be used for lawful and authorized purposes.

They may not be used:

  • For any unlawful, fraudulent, deceptive, abusive, or unauthorized purpose

  • To harass, threaten, intimidate, deceive, or unlawfully discriminate against another person

  • In violation of applicable communication, privacy, solicitation, consumer-protection, fair-housing, licensing, or other laws or regulations

  • To falsely represent that Property Research Pro LLC is a party to, participant in, or representative of a client's transaction

  • To impersonate Property Research Pro LLC, its owners, personnel, contractors, or representatives

  • To alter, present, or describe Property Research Pro LLC research or findings in a misleading or materially inaccurate way

  • To reproduce, distribute, resell, publish, share, or otherwise use protected Property Research Pro LLC materials beyond the rights granted under the applicable license or Terms

  • To bypass, circumvent, or interfere with any licensing, access, permitted-use, or distribution restriction applicable to a product or service

  • In connection with conduct that Property Research Pro LLC reasonably determines may expose the company, its personnel, clients, or third parties to unlawful activity, fraud, abuse, or material misuse

If Property Research Pro LLC reasonably believes that a client or user is misusing our products, services, research, reports, or materials, we may refuse, suspend, restrict, or discontinue access or service as permitted by these Terms and applicable law.

31. NO GUARANTEE OF RESULTS

Property Research Pro LLC does not guarantee leads, responses, seller interest, appointments, offers, negotiations, contracts, acquisitions, closings, profits, investment returns, mailing responses, conversion rates, or any other business, financial, or transaction outcome.

Research services and digital resources are intended to provide information, structure, education, documentation, and context for the client's or user's independent use.

Results depend on numerous factors outside Property Research Pro LLC's control, including:

  • Market conditions

  • Property circumstances

  • Owner decisions

  • Client execution

  • Communication practices

  • Pricing

  • Negotiation

  • Competition

  • Financing

  • Legal and regulatory requirements

  • Third-party decisions

  • Other circumstances

Examples, illustrations, hypothetical scenarios, potential benefits, or previous outcomes do not guarantee future results.

32. LIMITATION OF LIABILITY

To the fullest extent permitted by applicable law, Property Research Pro LLC and its owners, personnel, contractors, and representatives will not be responsible for indirect or consequential losses resulting from the use of our website, research services, digital products, reports, direct-mail services, or other materials.

This may include losses related to:

  • Lost business opportunities

  • Failed or delayed transactions

  • Lost profits or revenue

  • Seller nonresponse

  • Mailing non-delivery

  • Errors, omissions, or delays in third-party data

  • Errors, omissions, or delays in public records

  • Changes in property ownership, status, condition, or other circumstances after research is completed

  • Interruptions or failures involving third-party platforms or services

  • Decisions made by a client after receiving research or other information from Property Research Pro LLC

  • A user's implementation or use of digital educational materials

These limitations apply because many factors affecting a real estate opportunity, transaction, outreach effort, mailing campaign, or business result are outside Property Research Pro LLC's control.

To the fullest extent permitted by applicable law, if Property Research Pro LLC is found liable in connection with a particular product or service, our total liability for that claim will not exceed the amount actually paid to Property Research Pro LLC for the specific product or service that gave rise to the claim.

Nothing in these Terms is intended to exclude, limit, or waive any liability, remedy, or legal right that cannot lawfully be excluded, limited, or waived.

33. INDEMNIFICATION

To the fullest extent permitted by applicable law, you agree to indemnify and hold harmless Property Research Pro LLC and its owners, personnel, contractors, and representatives from third-party claims, damages, liabilities, and reasonable costs arising from or related to:

  • Your unlawful use of our services or materials

  • Client-supplied or client-approved communications or representations

  • Your violation of these Terms

  • Your infringement of another party's rights

  • Your violation of applicable laws or licensing requirements

  • Actions you independently take based on Property Research Pro LLC research or educational materials

This provision applies only to the extent permitted by applicable law.

34. WEBSITE & SERVICE INFORMATION

Property Research Pro LLC makes reasonable efforts to keep website information, service descriptions, pricing, and product information accurate and current.

The website may occasionally contain:

  • Technical errors

  • Outdated information

  • Typographical errors

  • Omissions

  • Display errors

Property Research Pro LLC may correct errors and update website content, service descriptions, processes, products, pricing, or availability when appropriate.

If a material website error directly affects an existing paid order, Property Research Pro LLC will address the affected order reasonably and consistently with applicable law.

35. PRIVACY

Use of the Property Research Pro LLC website, services, and products is also subject to our Privacy Policy, which explains how information may be collected, used, disclosed, retained, and otherwise processed.

Clients and users should review the Privacy Policy before purchasing or using our services.

36. RESOURCES & INDEPENDENT VERIFICATION

Property Research Pro LLC may maintain a Resources & Independent Verification page containing links to government agencies, regulatory resources, public-record information, third-party policies, and other external materials relevant to topics associated with our services and products.

Those resources are provided for convenience, transparency, and independent verification.

External resources do not form part of the contractual services unless expressly stated otherwise and are controlled by their respective third parties.

37. CHANGES TO THESE TERMS

Property Research Pro LLC may update these Terms to reflect changes in:

  • Services

  • Products

  • Business operations

  • Technology

  • Vendors

  • Legal or regulatory requirements

  • Business practices

The Effective Date shown at the top of these Terms will be updated when the Terms materially change.

Where applicable law requires additional notice or consent, Property Research Pro LLC will provide it.

Material changes will not retroactively eliminate rights that applicable law does not permit us to remove.

38. GOVERNING LAW

These Terms are governed by the laws of the State of Maryland, without regard to conflict-of-law principles, except where applicable federal law or another jurisdiction's non-waivable law requires otherwise.

To the extent legally permitted, disputes arising directly from these Terms or the applicable purchase will be handled in a court of competent jurisdiction in Maryland.

39. SEVERABILITY

If any provision of these Terms is found by a court or other authorized authority to be invalid, illegal, or unenforceable, that provision will be interpreted, limited, or modified only to the extent necessary to make it enforceable where legally permitted.

If the provision cannot be modified or enforced, it will be treated as removed without affecting the validity or enforceability of the rest of these Terms.

All remaining provisions will continue in full force and effect.

40. NO WAIVER

If Property Research Pro LLC does not immediately enforce a provision of these Terms, or delays taking action after a violation, that does not mean we have waived the provision or given up the right to enforce it later.

A decision not to enforce a provision in one situation does not prevent Property Research Pro LLC from enforcing that same provision, or any other provision, in a future situation.

Any waiver must be expressly stated in writing to be effective.

41. ENTIRE AGREEMENT

These Terms, together with any other documents or terms that apply to the specific product or service purchased, make up the complete agreement between the client and Property Research Pro LLC for that purchase.

Depending on the purchase, those documents may include:

  • The applicable product or service description

  • The Privacy Policy

  • Checkout disclosures

  • Order confirmations

  • Invoices

  • Intake acknowledgments

  • Product-specific license terms

  • Any separate written research scope expressly accepted by both Property Research Pro LLC and the client

Together, these documents govern the applicable purchase and replace any prior or informal statements, discussions, or understandings about that same purchase unless expressly incorporated in writing.

If Property Research Pro LLC and the client enter into a separate written agreement that expressly conflicts with these Terms, the separate written agreement will control only with respect to the specific provision that conflicts.
