Based on your market and established criteria, we research properties individually, review relevant ownership and public-record information, evaluate applicable indicators through signal stacking, document the findings, and organize supporting source references in a standardized research dossier. This gives your team additional research capacity without having to build and manage the full function in-house.2.6 Who is PRP built for?
PRP is built for real estate investors, acquisition professionals, wholesalers, operators, brokerages, investment firms, and growing real estate teams working with off-market residential properties and looking for additional research capacity, stronger documentation, or a more structured research process.3.6 How is PRP different from a data platform like PropStream or BatchLeads?
Data platforms are valuable for identifying and filtering potential properties, but the initial data match is only the starting point. PRP handles the research that follows by reviewing properties individually against your criteria, examining relevant available records, connecting multiple applicable indicators, documenting the findings, and organizing supporting source references before delivery. Instead of giving your team another raw list to research, we deliver a structured dossier showing why each property qualified and what available information supports its inclusion.4.6 How is PRP different from a pay-per-lead service?
A pay-per-lead service typically delivers inbound leads generated after someone responds to marketing or expresses interest. PRP does something different. We provide property-focused research based on your target market and established acquisition criteria, using relevant available property and public-record information to research and document properties before your team decides whether outreach makes sense. We do not sell seller leads or represent that a property owner is interested in selling.5.6 Does PRP offer valuations, investment advice, or legal guidance?
No. PRP provides property research, documentation, information organization, and related administrative support. We do not provide appraisals, legal or tax advice, financial or investment advice, brokerage services, private investigation services, or other licensed professional services. Clients remain responsible for their own due diligence, acquisition decisions, offers, negotiations, and transactions.6.6 Does PRP cover the entire United States?
Yes. PRP provides research services nationwide, subject to the availability and accessibility of relevant records in the requested market. PRP offers monthly residential property research services built around different research volumes and levels of operational support. Current offerings include Residential Acquisition Intelligence and Portfolio & Direct Mail Intelligence. We also offer Custom Research for projects that fall outside the scope of our standard monthly services.2.11 What's included in a PRP subscription?
Each subscription provides recurring property research based on the target market, property criteria, and research priorities established through your intake. Our team individually reviews properties, examines relevant ownership and public-record information, evaluates applicable indicators through signal stacking, documents the findings, and organizes the supporting information in a standardized research dossier.What changes between services is primarily the monthly property volume and whether coordinated direct-mail support is included.
3.11 What's included in Residential Acquisition Intelligence?
25 individually researched residential properties each monthly cycle, selected around your target market and established acquisition criteria. Each property goes through PRP's structured research, signal-stacking, documentation, and quality-control process before delivery.4.11 What's included in Portfolio & Direct Mail Intelligence?
50 individually researched residential properties each monthly cycle, using the same structured research and documentation process, plus one coordinated direct-mail campaign prepared and sent on your behalf using the applicable mailing information identified through the research.Clients may use PRP's direct-mail template or provide their own, with the final mail selection and content confirmed before the campaign is sent.
5.11 Are PRP services available as one-time purchases?
Our standard research services operate on a monthly subscription model, but one-time research projects may be available through Custom Research. Custom requests are reviewed individually and receive their own confirmed scope, pricing, and delivery timeframe before work begins.6.11 Can I purchase additional properties beyond my monthly volume?
Potentially. Additional research volume is considered based on current capacity, target market, research criteria, and project complexity. Any work outside your standard subscription scope is priced and invoiced separately after the request is reviewed.7.11 Can PRP build a custom research package?
Yes. Custom Research is available for clients whose needs do not fit neatly within our standard services, including requests involving different property volumes, multiple markets, specialized criteria, one-time projects, recurring research, or other research requirements within PRP's scope.Each custom project receives its own scope, pricing, delivery timeframe, and applicable terms before work begins.
8.11 Does PRP research commercial properties?
PRP's standard monthly services are focused on residential properties. Requests involving commercial property, mixed-use assets, land, larger multifamily properties, or other specialized property types may be considered through Custom Research and are reviewed individually for fit, record availability, complexity, and scope.9.11 Does PRP contact property owners on my behalf?
PRP does not call, text, email, negotiate with, or otherwise communicate directly with property owners as part of our standard research services.The exception is the direct-mail component included with Portfolio & Direct Mail Intelligence, where PRP prepares and coordinates the mailing of client-approved direct mail on the client's behalf. All other owner outreach, follow-up, negotiation, offers, and transaction-related communication remain the client's responsibility.
10.11 What ownership information does PRP provide?
Depending on the property and available records, PRP may document information such as the current owner name or ownership entity, ownership history, length of ownership, absentee or out-of-state ownership indicators, and available owner mailing information identified through the research process.PRP does not provide personal phone numbers, private email addresses, or other non-public personal contact information as part of its standard property research services.
Clients remain responsible for determining whether and how to contact a property owner and for complying with applicable communication, privacy, solicitation, licensing, Do Not Call, and other legal requirements.
11.11 Does PRP guarantee that every requested record or data point will be available?
No. Public-record availability, accessibility, completeness, and update frequency vary by jurisdiction and by the type of information being researched.
PRP reviews the relevant sources reasonably available for the requested market and documents the information identified during the research process. If a record is unavailable, incomplete, conflicting, or cannot be reasonably confirmed, PRP may flag that limitation in the research dossier rather than assume or fill in missing information.

1.9 What is the Signal-Stacked Methodology?
PRP does not include a property based on one isolated characteristic alone. Our researchers evaluate multiple applicable qualifying indicators together, compare them against your established criteria, and document the supporting findings before the property is included in your delivery. This helps reduce noise and gives your team a clearer view of why each property qualified and which documented indicators support that conclusion.2.9 What's the difference between motivation signals and qualifying indicators?
A motivation signal is a category or condition you may choose to prioritize, while a qualifying indicator is the specific finding identified through the research that supports that criterion.For example, if tax delinquency is one of your selected criteria, the applicable tax record or delinquency information identified during research is the supporting indicator.
A qualifying indicator confirms that the property met an established research criterion. It does not confirm that the owner is motivated, interested in selling, or willing to transact.
3.9 Where does PRP source its research?
PRP may use professional property-data platforms and lawfully accessible public sources to identify and research candidate properties. Depending on the market and selected criteria, those sources may include county property records, tax records, municipal records, recorded documents, state business registries, and accessible court, probate, or estate-related records.The initial platform match is only the starting point. Each property is individually reviewed against your criteria, relevant available records are examined, and the findings are documented before inclusion in the research dossier.
4.9 Can I choose the markets PRP researches?
Yes. Your intake establishes the target market or markets, property types, research priorities, qualifying criteria, and applicable exclusions you want PRP to use for your research.5.9 Can PRP research more than one market?
Yes, depending on the service, requested geography, property volume, and research complexity. Multi-market requests may require prioritization, scope adjustments, or Custom Research when they extend beyond the practical scope of a standard monthly service.6.9 Can I customize the types of properties PRP researches?
Yes. Your intake establishes the property types, geography, qualifying criteria, research priorities, and applicable exclusions that guide your research.Requests that fall outside the scope of a standard service may be reviewed through Custom Research.
7.9 Can I change my market or criteria after onboarding?
Yes, for future research cycles. Changes should be submitted before research for the applicable cycle begins. If a request is received after that cycle has entered active research, the change will generally apply to the next available cycle instead.8.9 What happens if my selected market doesn't have enough qualifying properties?
If the available research does not produce enough properties meeting your established criteria, PRP will contact you to discuss reasonable next steps. Depending on your preferences, that may include expanding the geography, adjusting selected criteria, prioritizing another approved market, or modifying the scope of the research.PRP will not intentionally lower or disregard your established qualification criteria without discussing the change with you first.
9.9 Will every property include every indicator I requested?
Not necessarily. Different properties may meet your criteria through different combinations of applicable indicators.Each property included in your delivery will be supported by the qualifying findings applicable to that property and your established research criteria, with those findings documented in the research dossier so your team can see why the property was included and which indicators were identified.

1.10 What information is included in my delivery?
Your delivery includes a structured property research dossier containing relevant property and ownership information, qualifying indicators, documented findings, available owner mailing information, research notes, and supporting public-record references or direct source links where available.
Depending on your selected criteria, market, and available records, the dossier may also include ownership history, estimated equity information, tax-related findings, municipal or code-related findings, recorded transfers, probate or estate-related information, vacancy indicators, and other applicable property intelligence.
PRP does not provide personal phone numbers, private email addresses, or other non-public owner contact information as part of its standard research services.
2.10 How are properties organized in the research dossier?
Your research is delivered in a standardized, multi-tab intelligence dossier designed to make the findings easy to review, compare, sort, and work from.
Each property includes relevant ownership information, qualifying indicators, documented findings, available mailing information, property-specific research notes, and supporting source references where available.
The dossier may also include an executive summary, master acquisition pipeline, property-specific intelligence summaries, supporting research sections, and a standardized definition index.
3.10 How and when is the research delivered?
Your completed research dossier is delivered electronically to the email address associated with your account.
For Residential Acquisition Intelligence, delivery is typically completed within 1-5 business days after your intake, payment, and research criteria are confirmed.
For Portfolio & Direct Mail Intelligence, delivery is typically completed within 3-7 business days after your intake, payment, and research criteria are confirmed due to the larger research volume and included direct-mail component.
Each subsequent monthly delivery generally follows the applicable service timeframe.
4.10 What happens if a property does not meet my established criteria?
PRP performs a quality-control review before delivery, including an individual review of each property’s documented information and supporting links.
If you believe a delivered property does not meet the criteria established for your research, contact PRP within the timeframe stated in the applicable service terms and identify the property and specific concern.
PRP will review the supporting information. If a covered research error is confirmed under the applicable Data Integrity Guarantee, PRP will provide a qualifying replacement in accordance with that policy.
5.10 What does the Data Integrity Guarantee cover?
The Data Integrity Guarantee applies to certain confirmed research errors involving information that was reasonably verifiable through the applicable public records available at the time of research, subject to the terms and limitations of the policy.
If PRP confirms a covered error, such as an incorrect current owner or another qualifying research error, a replacement property will be provided within the applicable replacement timeframe.
The concern must be reported within the period stated in the service terms.
The Data Integrity Guarantee provides a qualifying replacement property, not a cash refund.
6.10 Does PRP guarantee that a property will result in a successful transaction?
No. PRP provides property research and documented acquisition intelligence, not guaranteed seller interest, responses, appointments, contracts, acquisitions, or financial results.
Outcomes depend on factors outside PRP’s control, including whether and how the client conducts outreach, follow-up, offer terms, negotiation strategy, competition, owner circumstances, property conditions, and local market conditions.
PRP’s role is to provide the research, documentation, and organized property context. The client remains responsible for deciding which properties to pursue and for all outreach, negotiation, due diligence, offers, and transaction-related decisions.
7.10 What is included with the direct-mail component?
Portfolio & Direct Mail Intelligence includes one coordinated direct-mail campaign each monthly cycle for the applicable researched properties included in that service.
PRP prepares and coordinates the mailing using the applicable owner mailing information identified through the research process. Clients may use PRP’s direct-mail template or provide their own, with the final mail selection and content confirmed before the campaign is sent.
The included service covers applicable campaign preparation, printing, postage, and mailing fulfillment within the monthly scope of the plan.
8.10 Does PRP review mailing information before fulfillment?
Yes. Before the campaign is prepared for mailing, PRP reviews the applicable owner and mailing information identified through the research process against the available records being used for the property.
This additional review is intended to help identify obvious inconsistencies or outdated information before fulfillment. However, public records and mailing information may be incomplete, outdated, or changed after research is completed, and PRP cannot guarantee successful delivery to every address or eliminate returned or undeliverable mail.
9.10 Are printing and postage included?
Yes. Printing, postage, and mailing fulfillment for the included monthly campaign are part of Portfolio & Direct Mail Intelligence, subject to the service’s standard scope.
The final mail content and applicable campaign details are confirmed before fulfillment.
Requests involving additional mail volume, non-standard formats, additional campaigns, or other work outside the included monthly scope may require separate pricing and approval.

10.10 What happens if direct mail is returned or undeliverable?
Returned or undeliverable mail can occur even when the available owner and mailing information has been reviewed before fulfillment. Public records, forwarding information, occupancy status, and mailing addresses can change or may be incomplete.
PRP does not guarantee successful delivery to every address and is not responsible for postal delays, forwarding issues, returned mail, or other delivery outcomes outside its control.
If returned mail reveals information that may affect the underlying research, PRP may review the applicable property information in accordance with the service terms and any applicable correction or replacement policy.

PRP offers a growing library of practical off-market acquisition resources, including guides, scripts, follow-up systems, negotiation frameworks, training materials, templates, and other tools designed to support real-world acquisition work.
Current products may include resources focused on property research, outreach, seller conversations, follow-up, negotiation, acquisition processes, and team training.
2.12 Who are PRP’s digital products designed for?
PRP’s digital products are designed for real estate investors, agents, wholesalers, acquisition professionals, operators, team leaders, and real estate businesses looking for structured resources they can use within their acquisition process.
3.12 Are digital products included with a PRP subscription?
Digital products are generally sold separately from PRP research subscriptions unless a specific resource is identified as part of a promotion, client bonus, bundle, or limited-time offer.
Any digital products included with a service or promotion will be clearly identified in the applicable offer or checkout information.
4.12 How will I receive my digital purchase?
Digital products are delivered electronically, typically in PDF or other downloadable digital format, using the email address or access method provided at checkout.
Please make sure the information entered during purchase is accurate so you can receive and access your materials without unnecessary delay.
5.12 What should I do if I do not receive my digital product?
First, check your spam, promotions, and junk folders, as automated delivery emails may occasionally be filtered.

6.12 Can I use the materials to train my team?
Yes, where permitted by the applicable product license or Terms & Conditions. The original purchaser may generally use eligible materials internally with members of their own business or acquisition team.
The materials may not be distributed outside the purchaser’s authorized organization or used in a manner that exceeds the permitted-use terms.
7.12 Can I share, reproduce, or resell PRP’s digital products?
No. PRP’s digital products are protected intellectual property and are licensed for authorized use by the purchaser, subject to the applicable Terms & Conditions.
Unless expressly permitted in writing, the materials may not be copied, reproduced, redistributed, uploaded, published, shared outside the authorized organization, sublicensed, resold, or used to create competing commercial products.
8.12 Are digital product purchases refundable?
Because digital products provide access to downloadable or electronically delivered materials, digital product sales are generally final and non-refundable once access or delivery has been provided, except where otherwise required by law or expressly stated in the applicable terms.
9.12 Do PRP’s digital products guarantee results?
No. PRP’s digital products are provided for informational and educational purposes only.
Results depend on factors such as implementation, experience, market conditions, outreach activity, follow-up, negotiation, compliance, and other circumstances outside PRP’s control.

No. PRP’s digital products do not constitute legal, tax, financial, investment, brokerage, appraisal, compliance, or other licensed professional advice.
Users remain responsible for their own independent judgment, due diligence, and compliance with applicable laws, regulations, licensing requirements, solicitation rules, communication requirements, and transaction-related obligations, and should consult qualified professionals when appropriate.
11.12 Do I need a PRP research subscription to purchase digital products?
No. PRP’s digital products may be purchased independently and do not require an active research subscription.
You can purchase educational resources based on what is useful for your current needs, whether or not you use PRP’s property research services.
12.12 Can I purchase digital products individually or as a bundle?
Yes. Digital products may be available for individual purchase or as part of a bundled collection, depending on the options currently offered in the PRP Resource Library.
Each product or bundle will identify what is included, the applicable price, and any specific access or permitted-use terms before purchase.

Once your intake, payment, and research criteria are confirmed, PRP can begin your first research cycle.
2.13 What happens after I subscribe?
After your subscription and payment are completed, PRP reviews the information provided through your intake form and confirms the research parameters for your account.
If anything is missing, unclear, or conflicting, we may contact you for clarification before proceeding with the affected research.
Once the required information, payment, and research criteria are confirmed, your first research cycle begins.
3.13 When does my first research cycle begin?
Your first research cycle begins once:
Your intake form has been completed
Your payment has been successfully processed
Your research criteria and required information have been confirmed
Missing, incomplete, unclear, or conflicting information may affect the start or delivery timeframe of your research.
4.13 Do I need a consultation before subscribing?
No. PRP’s standard monthly research services may be purchased directly through the website without a consultation.
If your needs involve custom property volume, multiple markets, specialized property types or criteria, one-time research, recurring custom work, or requirements outside the standard service scope, you may submit a Custom Research request or contact PRP at info@propertyresearchpro.com.
5.13 How do I choose the right research service?
Choose based primarily on how many researched properties you need each month and whether you want coordinated direct-mail support.
Residential Acquisition Intelligence: 25 individually researched residential properties each monthly cycle.
Portfolio & Direct Mail Intelligence: 50 individually researched residential properties each monthly cycle, plus one coordinated direct-mail campaign prepared and sent on your behalf.
If your requirements fall outside either standard service, Custom Research may be available.
6.13 How are subscriptions billed?
PRP’s standard research services are billed on a monthly recurring basis at the rate applicable to the subscription selected at checkout.
Subscriptions continue to renew according to the applicable billing cycle until canceled in accordance with the Terms & Conditions and cancellation requirements.
Any separately approved custom work, additional research, or services outside the subscription scope may be billed independently.
7.13 Can I change or cancel my subscription?
Yes. You may request modifications or cancellation within 24 hours of your initial purchase in accordance with the applicable service terms.
For future renewals, written cancellation should be submitted at least 5 business days before your next monthly delivery cycle to prevent the next cycle from proceeding.
Requests involving changes to your market, criteria, research priorities, service level, or other subscription details should be submitted before research for the applicable cycle begins. Changes received after research is underway may apply to the following cycle instead.
8.13 Are service payments refundable?
PRP begins allocating resources and preparing for research after your service is purchased and intake information is received.
You may request a modification or cancellation within the applicable 24-hour window. After that period, once the current research assignment has entered active production, the applicable billing cycle is final and non-refundable, except where otherwise required by law or expressly provided under the applicable terms.
Covered research errors are handled separately through PRP’s Data Integrity Guarantee or applicable correction and replacement policy and do not automatically qualify for a cash refund.
9.13 What happens if my payment fails?
If a required payment is unsuccessful, your subscription or research cycle may be delayed, suspended, or prevented from proceeding until the payment issue is resolved.
If your subscription carries a founding, promotional, or otherwise protected rate, an interruption or lapse caused by failed payment may result in the loss of that rate under the applicable offer terms.
If the subscription is later restarted, the pricing available at that time will apply unless PRP expressly provides otherwise.
10.13 Will I receive a receipt or invoice?
Yes. A payment confirmation, receipt, or applicable transaction record is provided through the payment process using the information associated with your purchase.
Custom Research, additional property volume, non-standard direct-mail requests, or other separately approved work may be invoiced independently.
11.13 How do I update my billing or account information?
Use any available account-management options provided through your subscription or contact PRP at info@propertyresearchpro.com using the email address associated with your account.
Submit billing or account changes before your next scheduled payment or research cycle whenever possible to help prevent delays or interruption of service.
12.13 What happens to my founding or promotional rate if I cancel my subscription?
If your subscription includes a founding, promotional, or otherwise protected recurring rate, that pricing remains in effect only while the subscription stays continuously active and uninterrupted, subject to the applicable offer terms.
If the subscription is canceled, terminated, or allowed to lapse, the protected rate is forfeited. Any future subscription will be charged at the pricing available at the time you resubscribe, unless another promotion or offer applies.
13.13 Can I resubscribe after canceling my service?
Yes. You may purchase a new subscription later, subject to current service availability, capacity, pricing, and applicable terms.
A new intake or updated research information may be required if your market, criteria, property volume, research priorities, or other service requirements have changed since your previous subscription.
Any previous founding, promotional, or protected rate does not automatically carry over to a new subscription after cancellation or lapse.
