  • 1. PROPERTY IDENTIFICATION & INITIAL SCREENING

    Potential properties are identified based on the client’s selected market and established research criteria. Each property then undergoes an initial screening to determine whether the available information supports advancing it to a deeper review.

  • 2. OWNERSHIP & PROPERTY VERIFICATION

    Available source records are reviewed to verify key property and ownership information, including the property address, current owner or ownership entity, ownership type, ownership duration, available mailing information, and relevant transfer history.

    Missing, unavailable, or conflicting information is flagged rather than assumed.

  • 3. QUALIFYING INDICATOR REVIEW & SIGNAL STACKING

    Each property is reviewed against the client-established criteria, which may include tax delinquency, code violations, pre-foreclosure, equity, ownership, transfer, vacancy, and other agreed-upon indicators.

    PRP then uses signal stacking to document multiple relevant findings together, providing stronger context for why the property qualified for further consideration.

  • 4. FINDINGS, DOCUMENTATION & SOURCE REVIEW

    Relevant findings are organized into the property record, including ownership, municipal, tax, transfer, probate or estate, equity, and qualifying-indicator information within the agreed research scope.

    Supporting source references and direct links are included where available, while missing or conflicting information is clearly flagged.
